An adjustable-rate mortgage (ARM) is a loan with an interest rate that changes. ARMs may start with lower monthly payments than xed-rate mortgages, but keep in mind the following: Your monthly payments could change. They could go up – sometimes by a lot-even if interest rates don’t go up. See page 20.

DEFINITION of ‘Adjustable-Rate Mortgage – ARM’. An adjustable-rate mortgage (ARM) is a type of mortgage in which the interest rate applied on the outstanding balance varies throughout the life of the loan. Normally, the initial interest rate is fixed for a period of time, after which it resets periodically, often every year or even monthly.

The interest rate that you secure when you first get an adjustable rate mortgage is called the initial rate. In many cases, the lender may offer a fixed rate for a period before the adjustment period begins. PennyMac, for example, offers adjustable rate loans with 3, 5, 7, and 10 years of an initial fixed rate.

Adjustable-rate mortgages (ARMs) typically include several kinds of caps that control how your interest rate can adjust. There are three kinds of caps: initial adjustment cap.

An adjustable-rate mortgage has rates that may go up or down on a regular basis. ARMs begin with a set interest rate for a specified period of time, then the rate is adjusted periodically after that.
